It also gives you an opportunity to review the formats we currently use in our administrative process and also meet with the property manager.
Transferring Management Services to Prudential United Realty
During this most critical stage, hands-on management and supervision by the property manager is crucial to the success of the management relationship.
We have a detailed checklist and recording system for receiving and verifying all documents and data required for management of a strata project, which allows us to quickly identify areas requiring immediate attention.
To supplement our regular services, we incorporate the following "start-up" procedures as part of our initial month's management:
- Complete a detailed inspection of common areas and record all items requiring attention;
- Commence the preparation of a long-term maintenance plan, incorporating priority items for action in the near future;
- Conduct a detailed audit of all contracts, by-laws, and insurance policies to review their adequacy, their expiry dates and make recommendations for improvements, if required;
- Provide a written report to the Strata Council within six weeks of our commencement date, detailing our observations and recommendations. We suggest that the next meeting of the Strata Council to be held to review the management strategy to be undertaken, based on our report and Strata Council's requirements.
